The mistakes made when registering the domestic plots cause problems to the owners, the vice director of the state-owned cadastral company “Cadastru” Valeriu Ganju said, quoted by Info-Prim Neo.
”When the right of ownership over a construction is registered, the purpose of the plot on which the construction was erected is specified. In some cases, the local public authorities, when distributing the land, indicated that the plots were “orchards”. In fact, they were lots on which to build houses,” Valeriu Ganju explained.
He said that in such a situation, the owner must ask the local public authority to issue an ordinance to change the name of the plot from orchard into plot for building houses on. The copy of this ordinance must be submitted to the zonal cadastre office, which will correct the mistakes made in the register of real estate and will register the right of ownership over the house.
”Unfortunately, there are many such cases. There are also cases when the houses were indeed built on agricultural land. In this case, the persons will be able to register the right of ownership over these houses only after the Government makes a relevant decision as it is the only institution empowered to change the purpose of the land,” Ganju said.
Under the law, the withdrawal of the land from agricultural use by private individuals or legal entities is analyzed by the executive in every case apart and is made for payment, according to the tariffs fixed by the law on the normative price of land.
